Space, lakes, and a first house that fits the budget. This large residential community sits south of Kissimmee across Osceola and Polk counties, built around lakes and golf-course neighborhoods. A lot of first-time buyers start here for a reason.

Poinciana is a large planned community that straddles Osceola and Polk counties south of Kissimmee, laid out in villages with a lot of space between houses. It is one of the places in Central Florida where a first home with a real yard is still realistic, and the SunRail station at the north end connects it to Orlando.
It draws first-time buyers, growing families, and people relocating from up north or from Puerto Rico who want a house rather than a unit. I walk you through the village association, the difference between the counties for taxes and schools, and which streets have the newer builds.
The count on this page is live from the MLS and changes through the day, so the number above the grid is the current one. To narrow it, filter by price and bedrooms, or call or text me at 414.712.6275 and tell me what you need in Poinciana. I will send you a shorter, better list than any filter produces.
I hear about homes before they reach the feed, from agents I close with every month. Send me your budget and must-haves and I will go find it, in English or Spanish.
